Terms for agents
By accepting jobs on Viewings you confirm that you operate as a self-employed person (ZZP'er) under Dutch law. You are responsible for your own income tax, BTW where applicable, insurance, and pension. Viewings is not your employer and does not withhold taxes on your behalf.
You must provide a valid IBAN and account holder name on your agent profile before we can match you to jobs. We use these to send your share via SEPA bank transfer once each viewing closes.
For each completed viewing you earn a fixed share of the seeker's fee. On the current €70 fee your share is €45 and the platform keeps €25. The seeker pays the full fee upfront; we send your share by SEPA transfer once the seeker confirms the viewing (or it auto-confirms after three days), typically within a few business days of confirmation.
As a ZZP'er you are responsible for declaring this income and any BTW that applies.
Attend the viewing at the agreed time. Inspect against the seeker's checklist. Submit a complete report with at least one photo or video within twenty-four hours.
Treat landlords, agencies, and the property with respect. Don't damage anything. Don't share the landlord's contact details outside the platform.
Failing to attend or submitting an incomplete report may result in a refund to the seeker (your share is forfeited for that job) and, for repeated cases, removal from the platform.
You attend viewings as an independent professional and are responsible for your own conduct during them. You agree to indemnify Viewings against claims arising from your actions at a viewing — for example damage to a property, or a dispute with a landlord or agency.
To the fullest extent allowed by law, Viewings' total liability to you for any claim is limited to the payout owed to you for the viewing in question. We are not liable for indirect or consequential losses, or for events beyond our reasonable control.
These terms are governed by Dutch law, and disputes fall to the competent court in the Netherlands.
Either party can terminate this agreement at any time. Open assignments must be completed or transferred before you leave.
