Terms for seekers

What you're buying

You're paying for a local agent to attend a Dutch rental viewing on your behalf, inspect the property against your checklist, and report back with photos, video, and notes.

Viewings is a marketplace. We connect you with independent agents; we are not the agent. The agent is responsible for the conduct of the viewing itself.

Fee and refunds

Your fee — €70 per viewing (incl. 21% btw), always shown and confirmed before you pay — is charged upfront via Stripe Checkout when you request a viewing.

If no agent is available, or you cancel before an agent is assigned, you get a full refund to your original card within five business days.

If the agent doesn't attend, gives an inadequate report, or there is a dispute, contact hello@goviewing.nl. We'll review and may issue a full or partial refund per our dispute policy.

What we don't guarantee

We don't guarantee that the property you ask about will be offered to you by the landlord — that's the landlord's decision.

We don't guarantee a specific outcome of the viewing. The agent provides an honest, best-effort report based on what they observed.

Your conduct

Provide accurate information. Don't share the agent's contact details outside the platform. Don't use Viewings for any unlawful purpose.

Liability

Viewings is a marketplace that connects you with independent local viewers; we are not a party to the viewing itself, and we don't control the landlord, the agency, or the property.

To the fullest extent allowed by law, our total liability for any claim arising from your use of Viewings is limited to the fee you paid for the viewing in question. We are not liable for indirect or consequential losses — for example a tenancy you didn't get, a deposit dispute with a landlord, or travel and accommodation costs.

We are not responsible for events beyond our reasonable control (force majeure) — such as a landlord cancelling, transport disruption, or a viewer's sudden illness. In those cases the refund terms above apply.

Nothing here limits the rights you have as a consumer that can't be waived under Dutch law. These terms are governed by Dutch law, and disputes fall to the competent court in the Netherlands.

Changes

We may update these terms. Material changes are emailed to you with at least thirty days' notice.
